This policy explains what information JDLDeals.ai collects, how we use it and who we share it with. JDLDeals.ai is a JDL Ventures platform and part of TheDealMaker.ai ("we", "us"). It covers jdldeals.ai, your account, the AI Deal Finder and our AI phone line.
1. Information we collect
- Account details. Your name, email, phone number and password, and the kind of member you are.
- Your buy box and buyer details. The markets, property types and prices you want, how you want to be alerted, and the answers you give when you ask for an introduction. If you upload proof of funds, it is stored privately, read by an automated model and seen only by our team.
- Deals you submit. The property address, your price, ARV and rehab estimate, where the contract stands, any photos, and how to reach you.
- Conversations. Your chats with the AI Deal Finder are saved. Calls with our AI phone assistants are transcribed, and we keep the text messages you exchange with us.
- What you do on the site. For example, when you contact a deal provider or share a deal, and the referral link that brought you here.
- Approximate location. We work out your general area from your IP address.
- Payments. Checkout is handled by our payment processors. We do not receive or store full card numbers.
- Advertising data. We use the Meta (Facebook) Pixel, which sets cookies in your browser. See section 5.
2. How we use it
- To run your account and show you deals that fit your buy box.
- To review the deals you submit and put them in front of buyers.
- To make introductions between buyers and deal providers.
- To contact you by email, phone and text about deals, your account and our plans.
- To take payments and manage memberships.
- To measure our advertising on Meta and decide who sees it.
- To review conversations so we can improve our assistants and our service.
- To prevent fraud, enforce our Terms and meet legal obligations.
3. Who we share it with
- The other side of a deal. When you ask for an introduction, our team contacts you and may connect you with the deal provider, which can mean giving them your name and contact details. Proof-of-funds documents are not shared with wholesalers, sellers or other buyers.
- Our affiliated sites. TheDealMaker.ai, InvestorLoan.ai, InvestorsFirst.ai, RunYourNumbers.ai, OrderTitle.ai and TheGrowthCollective.ai. One account works across them.
- Companies that work for us. GoHighLevel (customer records and messaging), Supabase (account database), Vercel (hosting), Cloudflare (bot protection), Twilio (phone and text delivery), Stripe and Square (payments, with Klarna offered as a financing option), Slack (member channels and team notifications), and AI model providers, including Anthropic and OpenAI, which process your conversations with our assistants and the documents our tools read.
- Meta. See section 5.
- Legal and business reasons. When the law requires it, to protect our rights, or as part of a merger, acquisition or sale of assets.
We do not sell your personal information for money.
4. Calls and text messages
Our phone line is answered by AI assistants, and a member of our team may follow up. If you give us a phone number, we may call or text you about deals, your account and our plans. Message frequency varies, and message and data rates may apply. Reply STOP to any text to stop receiving texts, or HELP for help. We do not sell your phone number.
5. Cookies and advertising
We use browser storage to keep you signed in and to remember things like your approximate location and the referral link you arrived on.
The Meta Pixel tells Meta when you view a page or a deal, start a sign-up or checkout, begin a trial or make a purchase. We also send those events to Meta from our servers, together with your email and phone number in hashed form, your IP address, your browser details and Meta's cookie identifiers. Meta uses this to measure our ads and to show our ads to you and to people like you. Meta's own privacy policy governs what it does with the data.
You can block cookies in your browser settings and change your ad preferences in your Facebook or Instagram account settings.
6. How long we keep it and how we protect it
We keep your information while your account is open and for as long as we need it for legal, tax and business reasons. We use reasonable safeguards to protect it, but no system is completely secure.
7. Your choices
You can ask us to show you, correct or delete the information we hold about you, or to stop sending you marketing, by contacting us using the details below. We will not treat you differently for asking.
8. Children
JDLDeals.ai is for adults aged 18 and over. We do not knowingly collect information from children.
9. Changes to this policy
If we change this policy, we will post the new version here with a new date at the top.
