These Terms apply when you use jdldeals.ai, create an account, submit a deal, buy a membership or use our AI Deal Finder and AI phone line (together, the "Services"). JDLDeals.ai is a JDL Ventures platform and part of TheDealMaker.ai ("we", "us"). By creating an account or using the Services, you agree to these Terms and to our Privacy Policy.
1. Who can use the Services
You must be at least 18 and able to enter a binding agreement, and you must use the Services for business or investment purposes.
2. What JDLDeals.ai does
JDLDeals.ai is a marketplace for off-market real estate deals. The deals, and the prices, ARVs, rehab costs and profit figures shown with them, come from third parties or from automated models. We have not checked them, and we are not your broker, lender or advisor. Any purchase is between you and the seller or deal provider.
3. If you are buying
Do your own due diligence before you sign or pay anything: verify the numbers, inspect the property, check title and get your own legal, tax and financial advice. When you ask for an introduction, the statements you confirm at that step must be true.
4. If you submit a deal
Submitting a deal does not list it. We review it first and may decline, edit or remove it. By submitting, you confirm that you have the right to market the property, that what you tell us is accurate, and that marketing it is lawful where the property is. You allow us to publish it and market it to our buyers and affiliated sites.
5. Memberships and payments
- The price, billing period and any minimum term of a paid plan are the ones shown on its offer page and at checkout when you buy.
- A subscription renews automatically at the end of each billing period until you cancel. A trial that says it continues into a paid plan does so unless you cancel before the trial ends.
- To cancel, email us or call or text the number at the foot of this page, and our team will cancel it for you. Cancel before your next renewal date and you are not billed again.
- Refunds and guarantees are only those stated in the offer you bought. Some offers state that they are not refundable, and some carry a written guarantee with its own conditions.
- Where an offer locks your price, the lock lasts for as long as you stay a member. If you leave and come back, you rejoin at the price offered then.
6. AI tools
The AI Deal Finder, the deal analysis and our AI phone assistants give general estimates. Their answers can be wrong or incomplete. They are not appraisals and not professional advice.
7. Acceptable use
Do not break the law, post false listings or false information, copy, scrape or resell listings, send spam, harass sellers or deal providers, upload malicious code, or interfere with how the Services run.
8. Communications
We may contact you by email, phone and text as described in our Privacy Policy. Reply STOP to any text to stop receiving texts.
9. Our content and yours
The Services and the content in them belong to us or to our licensors. You may use them for your own investing and business while you follow these Terms. You keep ownership of what you submit, and you allow us to use it to run the Services.
10. Third parties
The Services rely on and link to third parties, including deal providers, lenders, title companies and payment processors. We are not responsible for their products, decisions or conduct.
11. No warranties
The Services and every listing are provided "as is" and "as available", without warranties of any kind. Except for a written guarantee stated in the offer you bought, we do not guarantee any deal, profit, closing or return.
12. Limit of liability
To the fullest extent the law allows, we are not liable for indirect, incidental or consequential losses or for lost profits. Our total liability to you is limited to the fees you paid us in the 12 months before the claim, or $100 if that is greater.
13. Your responsibility to us
You will defend us and cover our losses from any claim that arises from your listings, your transactions or your breach of these Terms.
14. Ending or suspending an account
We may suspend or close an account that breaks these Terms or misuses the Services.
15. Changes to these Terms
If we change these Terms, we will post the new version here with a new date at the top. Using the Services after that date means you accept the new version.
